Christmas a wonderful time

Isn’t Christmas a wonderful time, especially when you have small children and they still believe in Santa Claus. They get so excited and write a letter to Santa and then on Christmas it is such a joy to look at their excited faces when they unwrap their gifts.

When I grew up in my homeland Germany we celebrated Christmas differently. Santa Claus didn’t deliver the Christmas gifts, but he came already on the 6^th of December and brought little gifts and some candies. Then on the evening of December 24^th the Christ Child would deliver the gifts to everybody. In Spain they receive the gifts on January 6^th as they receive the gifts when the three Kings delivered them to the Christ Child. Different countries different traditions, different ways to celebrate.

Real Estate market is geereing down for the Holidays

The real estate market has slowed down already quite a bit and will continue doing so until beginning of January. However having said this, the buyers out there are really serious and motivated. So if you are looking to sell your home, it is a great time to be bothered less with showings, but the quality of buyers is absolutely great. As well during this time buyers are more considerate and will negotiate less as well, so you might even get a better price for your home.

Advent, Advent a candle burns...

When I grew up Christmas was not as commercialized as it is today and it wasn’t all about the gifts, but a lot about the spirit, anticipation and excitement. We started 4 weekends before Christmas with a Christmas reed with 4 candles. We would light one candle the first Sunday and would sing:

Advent, Advent, a candle burns…

Advent, Advent, a candle burns…

First one, then two, then three, then four…

Then stands the Christ Child at the door…

 the following Sunday we would light two candles and sing, then 3 candles and sing, then 4 candles and sing again and it finally was time for Christmas. This procedure started eased us into the Christmas spirit and increased our excitement steadily. I enjoy thinking back to these times and wish some things hadn’t changed so much, but I guess it also is up to us to keep up traditions and to pass them down.

Decrease of mortgage amortization resulted in higher income needed for mortgage

Did you know that the decrease of the mortgage amortization from 30 to 25 years resulted in lower affordability of housing? With the 30 year amortization rate -if your credit was good and all the other factors were fine- you were able to afford a $250,000 house with an income of approx. $50,000. Now since the mortgage amortization was reduced to 25 years, you need at least an income of $55,000 to afford the same house.
