Open House

I had a great open house today at 39 Activa. A nice single detached priced at 259,900. With the great weather I had a great turn out. Spring is here and business seems to start up nicely. Anyone thinking of listing their property should think about it soon, before the rush, so that their property has less competition, sells faster and for a better price.

Accredited Buyer's Representative Designation Course

I had a great time taking that 2 day course. I learned a lot, which will benefit my home buyers.The contents of this course was great, the instructor Barbara Brindle from REMAX in Barrie was excellent and the other realtors were great as well. I just can recommend this course and instructor to anyone taking courses in the real estate business.

Sell First or Buy First

Another one of theses year old questions. Which is the right way to do it, sell first or buy first.

There is no standard answer to this question and it depends very much on your individual wants and your individual property. However one thing is for sure, before you even start the buying or selling process, get your property ready for sale. Part of this is to check with Thilo your real estate professional to get an up to date property evaluation, combined with a walk through to give you hints, tips and suggestions on what to do to get your property ready and to get the best price for your property. At this point as well, I should be able to get you an opinion on how long it might take to sell your property.

Once this first step is completed you should have an idea what you realistically should be able to sell your property for. The next step is to get a mortgage pre-approval in order to determine what the price range for your next property is.

To determine whether to put your home on the market first or to buy first also depends on some additional factors, so you should ask yourself the following questions:

v     How long does it take to sell my home?

v     Is the property I want to buy fairly easy to find, or might it take a long time since I have very specific wants and needs?

v     Do I feel comfortable, if I get an offer on my property, that I can find my new home fast?

v     How comfortable do I feel of potentially loosing a property I put an offer in for, in case my property doesn’t sell in time or someone else bumps me up due to the Sale of Buyer’s Property clause.

These of course are just a few questions you need to consider. Depending on your individual situation there might be more questions to discuss.

Freehold vs. Condominium

Here is one of the long time questions: What is more lucrative to buy, a freehold single detached, semi or townhouse or a condominium apartment or townhouse?

There are pros and cons for either one of them and in a lot of cases it depends on your personal situation.

Condominiums in a lot of cases have a lower purchase price than freehold properties, however at the same time there are the condo fees which need to be taken into consideration as well. The condo fees can and may include outside maintenance for yard parking and the outside structure (roof, windows, doors etc.), heat (in some high rise buildings), some include water, insurance for the common area and the outside part of the structure, as well costs for a reserve fund and the costs for the property maintenance company. It often is seen, that with newer buildings the fees are lower and will rise over time to reflect upcoming age related maintenance.

At freehold properties you are responsible for all your maintenance, repair and insurance costs.

In order to determine which type of home is the right type for you, you must ask yourself questions like:

v     What is financially feasible for me?

v     Do I want the privacy and the freedom to make changes that comes with a freehold property?

v     Do I like to do my own gardening, snow shoveling and taking care of my property?

v     Do I want the responsibility to take care of all the maintenance and repair work a property might need?

v     Do I want the amenities an apartment building might have?

v     Does my lifestyle require a lot of traveling?

v     Am I at an age where outside choirs might become too difficult for me?

v      Do I want to pay condo fees to take care of some of building and outside maintenance so that I don’t have to do it or financially plan for it?

v     Can I agree that there are rules and regulations what I am allowed to do on my property?

Of course these are just a few questions and the list could go on and on.
