Sell First or Buy First

Another one of theses year old questions. Which is the right way to do it, sell first or buy first.

There is no standard answer to this question and it depends very much on your individual wants and your individual property. However one thing is for sure, before you even start the buying or selling process, get your property ready for sale. Part of this is to check with Thilo your real estate professional to get an up to date property evaluation, combined with a walk through to give you hints, tips and suggestions on what to do to get your property ready and to get the best price for your property. At this point as well, I should be able to get you an opinion on how long it might take to sell your property.

Once this first step is completed you should have an idea what you realistically should be able to sell your property for. The next step is to get a mortgage pre-approval in order to determine what the price range for your next property is.

To determine whether to put your home on the market first or to buy first also depends on some additional factors, so you should ask yourself the following questions:

v     How long does it take to sell my home?

v     Is the property I want to buy fairly easy to find, or might it take a long time since I have very specific wants and needs?

v     Do I feel comfortable, if I get an offer on my property, that I can find my new home fast?

v     How comfortable do I feel of potentially loosing a property I put an offer in for, in case my property doesn’t sell in time or someone else bumps me up due to the Sale of Buyer’s Property clause.

These of course are just a few questions you need to consider. Depending on your individual situation there might be more questions to discuss.
