Reno costs vs. return on investment
I found this great picture / chart on twitpic showing examples of what it costs to renovate certain areas of a home and what the return of investment is in a re-sale situation. Even though, you might not get your money back, you also must consider, that some of these renovations make your property more salable, expidite the selling process and at the end most likely will save you money. I don't agree with all the
info provided, because it is individually based and needs to be assessed accordingly for each property seperately. Open House well attended

Today we had a pretty good turnout and I was happy to notice, that someone came through my invitation sent out with my newsletter. It is nice to see, that my newsletter is read at least by some of my database.

How can I increase the perceived value of my home?
Of course we are in a very competitive real estate market. Both sides, buyers and sellers are well informed about what is out there and what the pricing is and should be. However, even though some homes are slightly overpriced they sell very fast and others which are well priced to sell (market value or slightly below) stay on the market for quite some time. Why is this?
Well the usual answer you receive from an experienced realtor to the question why doesn’t my property sell is: Price! And yes it is true. Every property is sellable as long as it is priced right. An old run down building will sell to someone who likes to do renovations, flip or invest as long as it is priced right. A beautiful nicely staged home will not sell if it is highly overpriced.
But there are some things in between which will make a difference. “Yes” it might cost you a little money, but in the end it is well worth it.
First of all, do what most of us need to do: DE-CLUTTER Why de-clutter, you might ask? We like our property the way it is and we need to access our things, in particular if we have children. Correct. But a lot of the clutter takes up a lot of space and makes you property look smaller than it is. During de-cluttering also think about the décor you are aiming for. Take stuff out that doesn’t go with the décor, or take it to another room where it fits. As well, potential buyers most likely will look more at the clutter than at the beauty of your home and will not be able to see themselves living in your home. Once most of the clutter is gone, you wouldn’t believe how much more spacious and nicer your home looks.
Talking about space, make your home feel bigger by using some of the following tips:
Window treatments – Use roman blinds or blinds which let in a lot of light. Conventional curtains and so on use up a lot of space and fabric, which again makes the room feel smaller by taking up space.
Lighting / Painting– Lighting is a multiple step process. First of all, make best use of all the natural light. Make sure that the light can enter your home as little obstructed as possible. Than make best use of it “once it is in”. Let it reflect from walls which are painted in light colors, like whites, light shades of blue and so on. This makes the rooms feel more open and airy. You might as well use some mirrors strategically placed, to reflect some light and second of all to give some more depth to certain areas or rooms. Of course you can’t forget about lamps and lights, to ensure that the space is adequately lit day and night.
Furniture – Place furniture, so that it doesn’t cramp the room and there is “lots” of space to “see” the floor. The more floor you see, the bigger a room feels. Take unnecessary and bulky furniture out.
Then of course keep your home nice, clean and tightly during the showings and selling process
Take well care of the outdoor space, in particular the front of the home. Make sure to present your home already from the outside in the best light. The garden needs to be nice, clean inviting. Same counts for the front of the home and the entrance door. Repair damages, paint the entrance door and garage door. You wouldn’t believe it how many prospective buyers won’t even go into a house, because they don’t like the appearance of the front of the home.
We all have our budget and most of us think we have good taste, but if you can afford it, might be in doubt or your realtor strongly recommends it, I would suggest to use a professional stager, even just for a consultation, where you get a list of what to do and how to do it. Than if you can do the work or part of the work, do whatever you can or afford to have someone else do it. An experienced stager looks at a property in a completely different way and most importantly they have the experience to know what most prospective buyers look out for and what taste they have.

KW RE Market steady up for the past 15 years

Average price for a residential property in 1997 was $138,965 and End of August 2012 it was $305.242, this is an increase of 219.65%. Quite impressive.

Shorter mortgage amortization time results in more interest in cheaper properties
Since the mortgage amortization time got reduced to 25 years, quite a good amount of buyers face that they can't afford any more what they could have a few month ago. Properties in KW in August 2012 from $250k to 275k took a hit of -17.1% and from $350K - $375K took a hit of -16.1%.
Commercial Sales almost same as last year
Sales of commercial listings are almost the same as last year. YTD 2012 - 4,953, YTD last year 4931
Days on the market, YTD 2012 - 187 days, YTD last year 182 days
New listings, YTD 2012 - 1,079, YTD last year 1,026
Sale to list price, YTD 2012 - 93%, YTD last year 91.2%

August was below last year in KW
The latest numbers indicate, that August 2011 was slightly better than this year in KW.
Units sold in KW in 2012 was by 3.0% below the 2011 numbers and year to date is a decline of 0.9%. so we are pretty close to last years numbers.
the good news however is, that the prices still went up in KW. Average sales price in
August 2012 was 0.8% higher than in 2012 and year to date it is 1.2% higher than last year.
Back to normal
The last couple of weeks was quite slow in real estate. Now since the kids are back to school, business is picking up again a little.
