CMHC About Your Green Home

On Thursday I will attend a seminar about "Green Homes", what new and existing homes can do in order to get a "Green Label", so be more eco-friendly. Since this might become more important for future homes for purchasing and selling I hope this seminar will provide me with a lot of usable information which will benefit my clients in future.

Listing in Spring increases speed of sale

For all of you who are thinking of selling your home, there is always the important question: When is it best to list my property?

There are a couple of answers:

• Anytime is a good time, in particular when it is suitable for you.
• Spring (NOW), before the big rush of listings comes increases the speed of a sale, since there are a lot of buyers out there, but not enough listings. Since there are not enough listings to fill the demands, it is a sellers market and increases as well the chances to get a better price.
• Beginning of Summer – everyone wants to move before school starts again, however there is a lot of competition regarding other listings.
• Winter – there are always some serious buyers out there who need to move, however since the “casual buyers” are hardly out there it might take longer to sell your property.

KW - Residential Sales Statistics

Compared to last year January 1st to March 31st:

New listings are up by 12%

Units sold are down by 0.5%

Average sales price is up by 5.1%

Average days on the market is down by 2%

Gas goes up

Hurry up, at midnight gas prices go up by 4.5 cents. So there still is time to get to the gas station. Isn't it interesting that those increases always come before long weekends and holidays but this is just supposed to be "accidental". Well by mid of the year it is expected to be at around 1.50 $ per liter. Just remember mid of last year we were at about 90 cents, what a difference.
