Selecting a Home Inspector

As seen on “Holmes on Homes”, which I sometimes find somewhat over-inflated, but certainly has some truth to it, “be cautious about selecting the right Home Inspector”.

During the course of my business I ran across some home inspectors, which my clients selected, which made me uncomfortable regarding there expertise. One, fairly young, previously a teacher, no experience in the building or building related trades, I had to correct a few times during the inspection. One example, there was a horizontal crack in the basement wall. He explained to my client that this could be a pour line crack, when they changed cement trucks. Anyone having the slightest idea about building things knows, a pour line crack only can be horizontal.

Another incident with another home inspector was, that he told my clients that there was asbestos in the attic insulation. Not only is a home inspector not qualified to determine this, but he legally has to state that “in his opinion the insulation material has some components in it that could be asbestos like”. This almost killed the deal. However my clients agreed to have the material tested and it turned out that there were no such components in the insulation.

So my recommendation is, don’t just look at the web page and the price. Ask people you know and your realtor for recommendations and since your realtor should have good trades on hand and experience with certain inspectors, definitely consider the input he/she has to give.
